House Rules: 

• Quiet Hours 10PM-7AM. If neighbors complain that this is violated you will be removed. Loud noise above 50dBA is not allowed at any time, as this is the municipal threshold

• No smoking, No Parties, No unregistered guests, Minimum Age to book is 25 years old

• Late check out not permitted without express approval. Penalties for late check out will be charged at $150

• Guests must take out trash according to garbage schedule provided in check in note

• Locals may not book the house with approval from the host prior to booking

• Guest must review safety rules below and sign disclosure on this form

• Guests must reach out if they are uncertain of how to safely use the Fire Pit or BBQ 

• Guests must reach out if they have children in household and need to locate the life jackets, or turn on pool alarms

• Guests may not touch the pool equipment without permission, and may not set pool temperature above 85 degrees

Pool and Hot Tub Safety: 

• There is no lifeguard available on the Property and the Property may not have a pool fence

• No diving into pool or hot tub ; be careful entering and exiting the pool

• Children must wear life jackets and be supervised by parents at all times when in yard

  • Life jackets and buoy are located in the pool bin, closets, & shed. Message me if you need extra.

  • Never take your eyes of children near the pool!

• Swimmers must stay away from drains and other pool mechanical equipment

• Only enter the pool when sober

• Children under 18 are not allowed to use the Hot Tub

• Do not run around the pool; play carefully when in pool

• Always swim with a buddy

• Only get near the pool if you are a strong swimmer

Grill, Fire Pit, and Other Fire Safety

• Do not grill indoors

• Only grill more than 10 feet from the house

• Do not turn on gas when grill lid is closed ; verify gas is flowing safely by releasing it slowly

• Do not leave grill unattended

• Do not leave oven on or unattended

• Fire extinguisher located under kitchen sink

• Ensure Fire Pit and Grill gas are turned off when finished using

• Be careful when operating anything with gas and fire!

• Turn propane on slowly, carefully, and make sure to turn propane off after using!

 

Physical and General Safety

• Do not climb on the pergola or any other structures or trees in the yard or inside the house

• Be careful getting onto and off the hammock 

• Be careful on any steps inside or outside of home

• Be careful around mirrors and other large heavy objects

• Be careful when entering and exiting showers, to avoid slips and falls

Canals, Dock, Watercraft, Bikes (For Houses That Have These Amenities)

• Children must be supervised at all times when near the canal or in the yard with access to the canal

• Life jackets must be worn at all times by children and adults when near the dock, or engaged in any activity near or in the canal

• No swimming permitted in the canal

• Engage in any activity near or in the canal at your own risk, including but not limited to the  use of any boats, kayaks or paddle boards

• Pool floats and toys must not go near or into the canal under any circumstances

• Children may not use the kayaks, boats, paddle boards, or bikes, or engage in any activity near the canal

• Any bikes must be used at your own risk, we are not responsible for damage or injury caused

Other House Rules

• No smoking inside or in the backyard

• No parties or events

• No soap or other bubble making substances in the pool and Hot Tub

• No unregistered guests allowed on the property

• No loud noise in the backyard and pool area  area after 11 PM

• No excessively loud noise in backyard or house that may disturb neighbors

• Must be 25 years old to book 

• Any violations of House Rules may result in removal from the property and financial penalties​

WAIVER AND RELEASE

I HEREBY ASSUME ANY AND ALL RISK OF LOSS, LIABILITY, DAMAGE AND/OR COSTS, INCLUDING, BUT NOT LIMITED TO, BODILY INJURY AND/OR PROPERTY DAMAGE AND/OR LOSS THAT MAY OCCUR ARISING OUT OF OR IN CONNECTION WITH MY STAY AT THE PROPERTY AND ANY LOSS OR INJURY ARISING FROM USE OF THE ACTIVITIES DESCRIBED ABOVE, WHETHER BASED ON THE OWNER’S, MANAGEMENT COMPANY’S, OR THEIR AGENTS’ NEGLIGENCE, OR OTHERWISE. I RELEASE AND WAIVE MY RIGHT TO FILE A CAUSE OF ACTION OR CLAIM WHICH I MAY HAVE AGAINST THE OWNER, MANAGEMENT COMPANY, OR THEIR AGENTSOF SUCH PROPERTY. AS THE GUEST WHO MADE THE RESERVATION, I TAKE RESPONSIBILITY THAT ALL OTHER GUESTS OF THE HOUSE HAVE READ, UNDERSTOOD, AND AGREE TO THE HOUSE RULES, SAFETY GUIDE, AND THIS WAIVER.

 

I FULLY UNDERSTAND THE TERMS SET FORTH HEREIN, AND I HEREBY WAIVE MY RIGHTS FREELY AND VOLUNTARILY WITHOUT ANY INDUCEMENT, ASSURANCE, OR GUARANTEE BEING MADE TO ME TO THE FULLEST EXTENT ALLOWED BY LAW.

 

INDEMNIFICATION 

GUEST HEREBY ACKNOWLEDGES AND AGREES THAT THE OWNER, MANAGEMENT COMPANY, AND THEIR AGENTS SHALL NOT BE LIABLE FOR ANY DAMAGE OR INJURY TO GUEST OR GUEST'S INVITEES, LICENSEES, OR OTHER GUESTS ON OR AROUND THE PROPERTY AND GUEST HEREBY AGREES TO INDEMNIFY, DEFEND, AND HOLD THE OWNER, MANAGEMENT COMPANY, AND THEIR  AGENTS HARMLESS FROM ANY AND ALL CLAIMS OR ASSERTIONS OF EVERY KIND AND NATURE, INCLUDING NEGLIGENCE ON THE PART OF THE GUEST, GUEST'S INVITEES, LICENSEES, OR OTHER GUESTS ON OR AROUND THE PROPERTY. GUEST ACKNOWLEDGES AND AGREES THAT A SWIMMING POOL, HOT TUB, BOATS, KAYAKS, PADDLEBOARDS, BICYCLES, AND A CANAL CREATE AN EXTRA RISK OF PERSONAL INJURY OR PROPERTY DAMAGE. THIS RISK IS HEIGHTENED AS IT RELATES TO CHILDREN. GUEST AGREES TO ACCEPT THAT RISK AND AGREES TO TAKE ALL REASONABLE AND PROPER MEASURES TO ENSURE THAT THE SAFETY OF GUEST, ITS INVITEES, AGENTS OR LICENSEES FROM INJURY OR LOSS.
